The first one, of course, is “Why do you think you have mold?” The answer we usually get is either the homeowner smells it, or they see it in their bathroom. Most residents detect that musty odor only mold seems to produce, but since not every mold has that odor, it is not the best indicator. After a flood or when a fire is put out, this means excess water is found throughout a home, so SERVPRO technicians use air content testing devices to measure spore levels.
More helpful to our inspector is an answer that identifies a location. Mold spores expand and grow where there is water, so typically, this means a growth starts where there is a leak (laundry rooms, attics, and kitchens for example). That is why our next question is “Have you had mold problems before?” If the answer is yes, then the location of the previous infestation is where we start looking.
As we examine locations, we also ask “When did it start?”. We ask because if there is more mold present than is possible after only a week, then we know the starting location is somewhere we cannot see and have to look more carefully.
As an example, if a homeowner says they only noticed mold under the kitchen sink a week ago, but the growth is covering half of the rear cabinet wall under the sink, we know there is a leak in the wall which has been dripping water for a long time. That means we have to be prepared to remove the cabinet and the drywall behind it to repair or replace a damaged pipe.
